The office staff made my daughter and I feel at home, and they got us into an apartment quickly Everything has been great and I thank Zaraa for her efforts and effectiveness on making the application and transition process super easy It can be stressful moving but Valor Apartments staff made it as stress free as possible

|Recommended: YesGreat Property, A Bit Pricey, But Great Location And Neighborhood — I moved here from Philadelphia on short notice, and the property staff was accommodating and urgent regarding all my move-in questions and needs. The cost of living in Philly is cheaper and I've been told Silver Spring is expensive, so maybe that's why I was a bit shocked by the rent price. From looking at nearby cities, especially Laurel, you can get what this property offers for cheaper - especially with the new management significantly raising rent prices. However, my overall experience living here has been GREAT I appreciate that you can literally do everything online - see submit documentation, ask questions, pay rent, place maintenance requests, etc. The staff is usually pretty quick with responses too. Concerning maintenance, they are quick to address your concerns, but the language barrier with the maintenance workers often presents challenges when getting more complex things fixed. Parking is available 9 10, the pool is well maintained, and the exercise equipment is as well. The walls and floors are thin so I hear everything my neighbors do, but I'm from the city, so I'm used to noise. Also, some apartments' finishes and fixtures look better than others, but the material is cheaper faux wood etc. so be mindful when being requested to pay more for an upgraded look .

|Recommended: YesThe Place Is Nice — I have been living here for over 3 years now. The place is decent, nice, not too fancy by OK. The new staff is very nice, and respectful. The only thing I dislike is BGE. Unfortunately, BGE is the electric provider in the area, and the electric bill tends to go out of control whenever the weather changes. When it is too hot outside or too cold outside, your electric bill goes up. It is crazy but I think the residents should pay their actual electric usage but BGE does some crazy estimation and charges you extra based on the outside temperature.

|Recommended: NoNeeds Improvement — When I moved to this complex, 3404 Gateshead, apt. 203 , in Feb. 2019, it was Aston Manor, under a different management company and owner. The management staff and service were very attentive. My2 bdrm 2bathrm is a spacious well-designed floor plan. My unit overlooks the woods and it is a truly beautiful serene view. The grounds were reasonably well maintained but there was an issue with the area around the dumpster not being cleaned. My requests were usually met within a reasonable time frame. I was pleased with their management of the property. I'd planned to stay a couple of years. July 31, 2019 the property was taken over by a new owner and management company the complex is now Valor Apartments. The new management staff on site is polite and professional. Unfortunately, there are new issues... 1 It appears that the garbage and recycle pickup has been reduced to once a week...for at least 4 buildings. The garbage piles up more than 3 feet above the top of the dumpster and overflows in the surrounding area. The recycle refuse overflows the 4 containers and is all around the area - it is FILTHY. Today Sunday, Oct. 6, the gate to the dumpster is LOCKED - INACCESSIBLE . This seems to coincide with the bank inspection scheduled for Mon. 10 7 19. . 2 The front entrance stairs and landings are ABSOLUTELY FILTHY. The building's surrounding landscaping is awful and contains litter. The parking lot is never cleaned e.g. hosed or cleared of debris. 3 I've spotted 4 roaches in my kitchen in the past 3 months. 2 were after the exterminator came the 1st time. Management sent the exterminator again after my request.
4 . The new management has found it necessary to enter my unit at least 5 times since early summer. 3 times without prior notice. . 5 a 3rd floor unit facing the front of the building 3404 has had brown towels hanging from the balcony since they arrived a few months ago. 6 the gym has been lacking sanitary wet wipes for the wall dispenser for several months. I've asked for them multiple times.
The following issue was not caused by the new management The walls and floor of my unit vibrate if the neighbors above me walk heavily or a child jumps or runs. It seems thicker padding under the carpet would help reduce the impact and noise.
My unit is so lovely, I really wanted to stay, but as it is - I hope to relocate ASAP.

|Recommended: YesQuiet Community, Proficient Staff — Ever since the new management company, Valor, has assumed control many changes have been made. Some include new roofs, repaving of certain parking lot areas and even new pool chair cushions. Many of the apartments have been upgraded as well. The staff is wonderful. They call when packages arrive in the office, assist with the processing of work orders and always have a smile.

|Recommended: YesIts A Great Place For Someone Looking For A Quiet Place And Privacy. — It's a very quiet place. In here you get the privacy that you hardly get somewhere else. Neighbors are friendly and they respect your privacy. You won't have to worry about finding parking spaces of your neighbors making a lot of noise or disturbing your tranquility.
